Two systems, one survey decision

Two systems waterproof below-ground spaces in Newcastle properties. The survey determines which suits your walls, your water pressure and your ground conditions. The choice is not based on which system carries the larger invoice.

Cementitious tanking

Cementitious tanking applies a waterproof render or slurry directly to the masonry. It physically seals the wall surface against water.

It works well when walls are structurally sound and water pressure is low. A rigid cementitious coat can be stressed by slight structural movement over time.

Cavity-drain membrane

Cavity-drain membrane is a studded plastic sheet bonded to the wall and floor surface. It does not stop water entering the masonry.

Instead, it channels water into a drainage channel at floor level. A sump pump removes it.

Cavity-drain systems tolerate building movement and are more forgiving when water levels vary between seasons.

For many Newcastle properties, cavity-drain membrane is the more practical recommendation. Older brick and solid-wall construction moves slightly with temperature changes. A rigid cementitious coat is more likely to crack under that movement.

Check cheaper causes first

Quote-shock is common in basement tanking. Wide variation between contractors reflects genuine differences in system specification, drainage design and water pressure rating.

Our survey looks for lower-cost causes before recommending a full system. Blocked external drains, a bridged damp-proof course and failed pointing can all cause a wet cellar.

If the water source is penetrating damp through the wall face, external remediation is usually the right answer.

What the work actually involves

1. Floor break-up

The floor perimeter is cut and broken to lay the drainage channel. Expect significant noise and dust.

2. Wall preparation

Existing plaster comes off the walls being tanked. Mortar joints are inspected and raked out where needed.

3. System installation

The chosen membrane or render is applied to the walls, floor junction and any structural features such as chimney breasts or bay window projections.

4. Drainage and pump

On cavity-drain installations, the drainage channel and sump are set at this stage. The pump is installed and tested.

5. Drying period

The space cannot be replastered until moisture levels fall to an acceptable level. A drying period of at least two weeks follows before replastering is possible.

6. Handover

Total time from start to a finished, decorated room is normally three to five weeks. We state realistic timelines at quotation stage, not after you have signed.
