The Tyneside Flat Problem
A Tyneside flat is a terrace divided into an upper and lower self-contained flat. Each has its own front door opening directly onto the street. The structure is shared: party walls, roof, guttering, and a parapet at the top of the front elevation.
Parapet and gutter failure
When the parapet coping fails, water runs down behind the front elevation and appears as damp on the inside wall of the upper flat. When shared guttering blocks or overflows, it soaks the party wall.
Damp from across the boundary
Both flats can show damp symptoms that originate on the other side of the shared structure. Sometimes the source lies outside either flat’s ownership entirely, which creates disputes between neighbours.

Victorian Terraces and Solid-Wall Suburbs
The streets of Heaton, Jesmond, Fenham, and Byker are predominantly solid brick construction with no cavity. These walls manage moisture by moving it through the masonry from outside to inside and back. The system depends on breathable mortar and finishes.


Penetrating damp in solid brick
Penetrating damp is the most common issue we find on these properties. Failed pointing lets water in at the joints, and blocked guttering or a render crack can both let water in at the top of the wall.
Condensation and rising damp
Condensation is the single most common culprit in these houses and does not require injection or membrane work. Damp proofing in a solid-wall terrace requires accurate diagnosis first, as rising damp is less frequently the actual cause than it appears.
Cellars and basement ingress
Where water enters a cellar under pressure, basement tanking is often the right approach. Surface treatments designed for above-ground walls are not the right tool for that condition.
